I am often asked this question, no matter what the market is doing, whether it’s vibrant or quiet. Sometimes it’s simply light conversation, but the truth is that there are not nearly as many properties for sale in Mtunzini as people imagine.

Mtunzini consists of 370 properties within Zini River Estate, together with 959 homes and vacant erven in the rest of the village, totalling 1329 properties overall. Out of this number, we currently have about 85 properties on the market. These figures include freestanding homes, sectional title units, and vacant land, but excludes new developments still under construction.

When you look at the numbers in context, 85 properties for sale out of the total stock amounts to 6,4%, being a very small percentage. It reflects a healthy and active property cycle, new buyers entering the market, existing owners adjusting their lifestyles, and steady movement that keeps the community dynamic.

The majority of sellers are not leaving Mtunzini altogether. Most are downsizing but choosing to remain in the village, while others are relocating for work. At the same time, professionals and business owners from nearby towns have identified Mtunzini as a safe, clean lifestyle haven. Even after Covid-19 popularised remote work, many are happy to commute daily for the “quality of life” Mtunzini provides. Importantly, Mtunzini is not a town where people are “selling up and leaving.” On the contrary, the majority of transactions are lifestyle driven within the community itself. Buyers are attracted by what makes Mtunzini truly special: safety, a strong sense of community, convenience, and a slower pace of life, all within easy reach of Zululand’s economic hubs.

This balance of buyers and sellers ensures that Mtunzini’s property market remains vibrant in all seasons. Even when the broader national market slows, there is always activity here.
