What a privilege it has been to grow up in Mtunzini. My father moved here when it was still a little fishing village. In 1983, he bought land in Kiepersol Ave for just R7,000. Some streets were still sand then, and I remember the traffic circle at the four-way stop where Seaview St meets Mimosa Dr and Williams Rd.
In the late ’80s, my mother began her career in real estate. As a child, I’d ride my bicycle through these streets, quietly sussing out the homes Mom would come home talking about, the families, the stories, the dreams.
Years later, I have had the joy of raising my own children in this same village, and today I’m grateful to assist in reselling many of those same homes. I’ve seen houses change owners, colours, shapes and sizes. Mtunzini has grown from a buzzing beach-buggy village into the sought-after sanctuary it is today.
Our property market is unlike any other coastal town’s, which is why owning here is so desirable. Mtunzini is a peaceful dormitory town for our surrounding areas. The air is clean, crime is controlled, and thanks to the Mtunzini Residents Association’s tireless efforts, our village stays beautiful and well cared for. I’m often asked, “When is the right time to buy property in Mtunzini?” The answer is simple, it is NOW!
Over the past 20 years, our market has performed exceptionally well. Prices nearly doubled in the early 2000s, stayed resilient through 2008–2012, grew steadily to 2019, and boomed again during COVID-19 as remote working brought new families to Mtunzini. Despite higher interest rates, prices keep trending upward, appreciating 6–10% per year (nominal), with real growth above inflation at around 2–4% annually, which is remarkable for a small coastal village. This is a sign that Mtunzini has a healthy, resilient market.
